Mesquite property owners can learn that Nevada’s tax cap limits annual tax bill increases.
The cap allows a 3% rise for primary residences + an 8% cap for other properties in 2026-27, so new buyers must return their Tax Cap Abatement Notice by June 30.

FHA loans let buyers in Mesquite finance one-unit homes up to $541,287 with as little as 3.5% down as detailed in the FHA handbook for 2026.
